Building Condition Assessment
Building Condition Assessment
Building condition assessments are an essential step for informed decision-making in commercial real estate transactions.
Getting a building condition assessment is an essential step toward making informed decisions that can significantly affect your commercial real estate bid. SLA offer building Condition Assessment service for several types of construction.
The building condition assessment report will indicate whether you need to do repairs in the short term, as well as what will be required in the longer term, complete with estimated costs. Specifically, a building condition assessment will evaluate the condition of the following but not limited to:
Structural Stability: How is the structural soundness of a home or building's load-bearing components such as the foundation, joists, beams, trusses, or columns/posts? Are there cracks in the foundation and visible defects in the structure system? Is there any leakage in the basement?
Exterior Building components: How old is the roofing system, exterior finishes, windows, doors, stairs, etc.? If required to be replaced, how much is the estimated cost?
Electromechanical Systems: What is the condition of electrical, heating ventilation, air conditioning, plumbing and conveyance systems and how much longer will it last?
Interior building components: Have the interior finishes components been updated?
Site Exterior Work: Have the hard landscaping (pavement, curbs, loading docks, and walks), soft landscaping, irrigation, site drainage, exterior lighting, walls, fencing/railings, and signage been well maintained?
Compliance with the Codes: Are Fire-protection and life safety systems (building exit systems, fire alarm systems and fire suppression systems) up to codes and standards?
Pillar 02
Project Management
From early feasibility work through to dispute resolution, we provide the management structure needed to keep builds moving forward.
Feasibility Studies
Feasibility Studies
SLA provides specialized feasibility study services, delivering detailed and timely reporting that supports sound decisions.
SLA offers efficient & specialized feasibility study services by offering detailed, authentic & timely feasibility reports. Our feasibility experts study thoroughly & analyze every tiny detail to determine whether a decision is feasible or unfeasible for the business.
SLA feasibility experts are providing special services for our valuable clients by covering all the elements of a feasibility study from right through the initial point of a project to throughout the life cycle of the project.
SLA Feasibility experts are capable of conducting a qualitative study about feasibility by giving you a detailed report consisting of the factors which are going to influence your project along with the minimization of the risk and cash flow and forecasting.
Project Management
Project Management
SLA combines project management, construction economics, quantity surveying, and financial management with thorough research.
SLA consolidates the skills of project management, construction economics, quantity surveying and financial management with research to enhance the design, documentation, tendering and construction processes. Cost data, schedules and supporting reports are monitored and maintained within our custom-designed software systems. The in-house developed software allows SLA to deliver service immediately and directly to our clients’ desktops.
Our Project Management experience covers the four main phases of a project – initiation and concept, planning and development, implementation and execution, leading to handover and evaluation.
Successfully completing any development project depends on a systematic approach to the work and the complete commitment of the project management team. SLA can undertake the management of projects completed, or act in a more specific role providing advice on elements of a project. Regardless of the level of involvement required, SLA ensures complete commitment to both our clients and the overall success of the project.
Schedule Management
Schedule Management
SLA gives project teams the planning and scheduling support required to sequence work logically and keep every phase on track.
SLA provides project teams with the planning and scheduling support they need and helps them logically plan their work.
SLA develop their project schedule in several project scheduling software such as Primavera P6, MS Project and other planning software which suits the nature of the project to provide reliable baseline programme and progress updates, and we help the client manage and control their projects more efficiently to finish the project on time or recover the delay more efficiently.
Many projects suffer from multiple schedule issues. Many projects do not finish on time or they require the addition of resources towards the end of the project in an attempt to recover schedule slippage.
Risk Management
Risk Management
SLA integrates risk management throughout the project lifecycle, providing reliable guidance on identifying potential issues.
SLA makes valuable input by integrating risk management throughout the entire project. SLA provides proficient guidance on risk management and resolving risk to maintain successful delivery of any type of project.
Risk control systems and software will be used to carry risk analysis and provide the basis for ensuring adequate workplace precautions are provided and maintained. The three basic stages are:
Hazard identification
Risk assessment
Risk control
Quantitative risk assessment to be carried on baseline and updates to ensure all the risk factors are monitored and controlled to ensure on-time completion.
Loan Monitoring
Loan Monitoring
Our team assesses and advises on the viability and risk of development projects for lenders and financial institutions.
SLA teams are industry knowledgeable in assessing and advising on the viability and risks of development projects, from the initial budget review to construction phase monitoring services.
Through the budget, schedule and construction reviews, site visits and monthly reports, and cost-to-complete forecasts, we act as the funders’ eyes and ears on the project: monitoring progress, revenues, approvals and flagging concerns early to engage funders and developers to quickly and seamlessly implement solutions.
Our construction and project finance knowledge enables developers to negotiate the funding process with greater ease and present more robust projects.

Pillar 03
Cost Management & Estimates
Precise financial planning, estimating, and budgeting to protect your capital and ensure financial control.
Cost Management
Cost Management
SLA reviews documentation and prepares comprehensive cost estimates at each design stage.
SLA provides Cost Management that consists of reviewing the available documentation and preparing a cost estimate of the total project at each of the following stages of design:
Conceptual Design Estimate: Professional Quantity Surveyor will prepare analytical studies of a number of design solutions based on conceptional Design drawings showing the approximate shape and size of the proposed construction and brief outline specifications. The cost study at this stage will enable a choice to be made of the building size, shape, and possible construction materials and services systems.
Schematic Design Estimate: Based on schematic design drawings and outline specifications, we will prepare the Schematic Design Estimate which will show the costs of each functional element of the project and their relationship to the whole. This estimate is the first cost plan and all subsequent cost planning and changes should relate to it.
Design Development Estimate: At completion and approval of the Design Development phase, we will prepare a detailed elemental estimate which would include design information and outline specifications for all of the major systems and sub-systems. Each sub-element cost would be checked against the cost plan to confirm overall compliance with the project budget.
90 % Working Drawings Estimate: At 90 % completion of Working Drawings and Specifications, an estimate would be prepared for each proposed phase. This enables an overall review of the project prior to tendering and any final adjustments due to changing conditions taken into account.
In addition to the above, the cost consultant would normally monitor the drawings and specifications for the effect of changes on cost and the cost plan.
Budget Development
Budget Development
For both residential and commercial builds, establishing an accurate construction budget including all soft costs is a primary focus.
SLA provides an early budgeting and budget development is an essential tool for managing any project regardless of its size and scope.
Whether for a residential or commercial project, one of SLA's first tasks is to ensure an accurate construction budget and include all soft costs to develop a total project budget which is part of the construction budgeting process. We prepare a critical cost analysis of requirements and set targets to meet project goals.
The objective is to establish a realistic budget for the planned project based on the information known at that stage. The typical construction budget includes all items defined as hard construction costs, while the project budget includes additional items defined as soft costs.
Value Engineering
Value Engineering
Value engineering optimizes available budgets through practical know-how, coordination, and reliable cost data.
Value engineering is all about making the best use of the available budget. Doing so requires know-how, teamwork and reliable construction cost data that SLA provides.
Value engineering is not just a concept; it’s a methodology. Whether a team wants to substitute one material or system for another, consider alternative building methods or limit environmental impact, the process of value engineering remains generally consistent as follows:
Information Gathering
Function Analysis
Creative Speculation
Evaluation
Cost Analysis
Development
Depreciation Reports
